Ingerman Announces the Grand Opening of The Willows at Valley Run

Caln Township, PA – September 18, 2024 – Ingerman was joined by representatives of the Pennsylvania Housing Finance Agency, HUD, the Chester County Board of Commissioners and Caln Township Board of Commissioners to celebrate the grand opening of a new rental community with both market rate and affordable income restricted rentals located along East Lincoln Highway in Caln Township, Chester County, Pennsylvania.

The Willows at Valley Run is a 120-unit, six building community that was constructed in two phases. Each phase offers residents one-, two- and three-bedroom floorplan layouts. Construction of Phase One began in October 2022, and was completed in November 2023. Leasing for Phase One began in 2023 and was completed in early 2024. The construction of Phase Two began in May 2023 and wrapped up in August 2024. The last two buildings of that phase are currently being rented and are projected to be one hundred percent occupied by the end of September, 2024.

The apartments are well-appointed with plank flooring, large windows, fully-equipped kitchens with modern appliances, tile backsplashes, islands or breakfast bars, washers and dryers, and a patio or balcony. The community is pet-friendly, has complimentary off-street parking for its residents, a playground, a basketball court, and is designed to Passive House standards for optimal sustainability and energy efficiency. It has also received LEED Gold certification.

Additionally, the community building offers residents a lounge, fitness center, and offices for supportive service staff, management and maintenance. A majority of the rentals fall under the LIHTC program with rents ranging between 20-60 percent area median income for Chester County, as well as a selection of rentals for those with disabilities.

Located conveniently off Route-30 in Caln Township, The Willows at Valley Run is in the heart of a thriving retail corridor with numerous shopping centers, dining options, medical facilities, and recreation destinations within a few short miles. Commuters also have easy access to the SEPTA Thorndale rail station a mile away and a number of major thoroughfares.

“Ingerman is thrilled to partner with PHFA and Chester County officials to bring much needed affordable housing options to the area’s residents. Through our collaboration with Caln Township, we were able to transform 15 acres of underutilized land along East Lincoln Highway’s commercial corridor into an attractive community to meet rental demands in a prime location with high appeal. Today’s ribbon cutting celebrates years of development and construction that brought this project to fruition, and I’m grateful to all our project partners for their support in making this vision a reality,” said John Randolph, Development Principal at Ingerman.

The community is currently leasing up its final phase. Visit willowsatvalleyrun.com to learn more.
