Riding the Ocean County Wave February 28, 2019
Ocean County, New Jersey is a region known for its 44 miles of beaches, 1.1 million acres of the Pine Barrens, and world class theme parks. At 915 square miles, it is notably the state’s second largest county in terms of area. It is located 50 miles east of Philadelphia, 70 miles south of New York City, and 25 miles north of Atlantic City. These metropolitan areas are easily accessible via several major highways.
Ocean County has led New Jersey in building permits and population growth over the last 20 years. From 2000 to 2010, the year-round population grew by 13%, according to the US Census. Over the last 10 years, Ocean County has had one of the fastest increases in new jobs in the State. Employment projections released by the NJ Department of Labor show that Ocean County will continue to be at the forefront of New Jersey employment growth well into the next decade.
Ingerman began residential development in Ocean County in 2014 with Birchwood at Waretown, a tax credit senior community with 76 units. In 2016, Birchwood at Waretown netted the NJAA Award for Curb Appeal and it continues to set the standard for what tax credit communities can achieve today.
With the success of Waretown and continued growth in the county, Ingerman has developed, constructed, and is now managing three brand new projects in Ocean County, with a fourth under construction.
The Willows at Little Egg Harbor
The Willows at Little Egg Harbor is a 56-unit income restricted family rental community in Little Egg Harbor Township. The community consists of five residential buildings comprising a mix of one-, two-, and three-bedroom layouts. It features a community building which houses the resident lounge, laundry facility, and the management office. Residences include energy star appliances, modern fully-equipped kitchens, quartz countertops, wood flooring, central air, balconies and patios, and off-street parking. This pet friendly community also boasts on-site supportive services staff. Located conveniently off Route 9 and just minutes from the beach, the community has a transit stop out front and is close to retail, dining, parks, and marinas.
Birchwood at Whiting
Birchwood at Whiting is an income restricted 55+ rental community located in Whiting, Manchester Township. This community features 76 one- and two-bedroom apartments with fully-equipped kitchens, granite countertops, breakfast bars, hardwood flooring, energy efficient appliances, and patios or balconies. The community is pet friendly and offers residents a lounge, fitness center, laundry facilities, outdoor seating areas, off-street parking, and on-site management offices. Tailored to active adults and senior lifestyles, Birchwood at Whiting offers apartments equipped with grab bars and other accessibility features. Conveniently located off Route 70, the community is central to local shopping, dining and recreation.
The Willows at Toms River
The Willows at Toms River is an income restricted family rental community in Toms River. The 50-unit community features a mix of one-, two-, and three-bedroom layouts across two buildings. These units feature a variety of floor plans with modern appliance packages, quartz countertops, washers and dryers, climate control, large closets, breakfast bars, and both hardwood flooring and carpeting. The community will also offer a resident lounge, off-street parking, and an on-site management office.
The Willows at Harbor House
The Willows at Harbor House is a rehabilitation of an existing 36 unit multi-family housing development located in Little Egg Harbor. As part of the renovation of the former Harbor House Apartments, an infusion of low income tax credits will provide the capital it needs to revitalize the three residential buildings and common areas. The existing common space will be reconfigured to include a management office, supportive services office, resident lounge and business center. Each apartment will be updated with new kitchens, bathrooms, windows, flooring, washer and dryers.
